Funding to help buy a home Waterloo region-Ontario

If you rent and are thinking about buying a home, you may qualify for funding to help with your purchase. The Region's Affordable Home Ownership program is one of many funding opportunities available.

The Region's Affordable Home Ownership program provides individuals and families with a loan for the down payment on a home.

If you qualify, you can receive five per cent of the purchase price of a home. The home must be:

Located in the Region of Waterloo
A maximum purchase price of $386,000
Approved by the Region of Waterloo

Note: The program may change from time to time as we receive updates from the Ministry of Housing. Be sure to check regularly for updates.

Are you eligible to apply?

To be eligible to apply, you must:

Qualify for a mortgage
Have a maximum household income of $90,500
Be at least 18 years old and currently renting
Not own or have an interest in a home
Not owe money to a Community Housing landlord
Be a legal resident of Canada
Intend to have this home as your one and only residence

Complete the Affordable Home Ownership Application Form. You can also call 519-575-4400 ext. 3219 to have an application package mailed or faxed to you.

Funding to help repair your home in Waterloo region-Ontario

If you own a home and need to do repairs or make it accessible, there are funding opportunities available in the community. For a full list, view the incentives to repair a home guide.
Ontario Renovates

The Region's Ontario Renovates program helps you cover the cost of repairing or modifying your home. You may qualify for up to $25,000 in forgivable loans to:

Keep your home in good repair
Install accessibility features like ramps, bath lifts or alarms
Build a separate apartment in your home (secondary suite)

Who is eligible?
General repairs or modifications

You may qualify based on:

Your income
The value of your home (maximum of $403,635)

Building an in-law suite

You may qualify based on the amount of rent you will charge for the apartment. Please see the Ontario Renovates Secondary Suite Fact Sheet for more information on eligibility.

To receive a loan this year you will need to apply before December 1. A limited amount of funding is available each year.

If you qualify, we will set up a home inspection for you. If you need repairs right away because of a water leak or other urgent issue, please call 519-575-4400.

This program is funded by the federal and provincial governments through the Investment in Affordable Housing (IAH) Program.

Funding for Secondary (In-Law) Suites in Region of Waterloo-Ontario

If you would like to add an affordable secondary (in-law) suite to your home, the Region can help you pay for the cost. Funding is available through Ontario Renovates.

Who is eligible

You may qualify for funding to help build an affordable secondary suite based on:

Your home is a single family home with a maximum value of $403,635
The new unit is self-contained and conforms to municipal zoning and building requirements
Your tenant's household income
The amount of rent you want to charge for the secondary suite
